Buying a Home

Considering buying a home in Beechtree Place? See tips below to confirm that the home you are buying has no outstanding covenant issues.

  1. Review the covenants and architectural guidelines to ensure that there are no outstanding issues. Discuss these openly with your agent and the sellers agent.

  2. Have the seller of the home provide you with a  letter stating that the home has no outstanding issues with respect to the Association. The seller can get a letter from the Association’s Architectural Committee. 

  3. Under the Maryland Homeowners Act of 1988, the homeowner is required to disclose covenant violations.

Please note that the Association does NOT provide letters to buyers or buyers’ agents. All correspondence is with the seller. It is the seller’s responsibility to disclose covenant violations.

Selling a Home

Prior to selling your home please ensure that your home has no outstanding covenant violations. Covenants are located on the Architecture or Documents page. The Association has the right to enforce covenants pre and post sale of a home in the Association. Consider the following options:

  1. Notify your agent and buyer’s agent of Beechtree Place Covenants. Ensure that any covenant issues are fully disclosed to the buyer (this is a legal requirement under the Maryland Homeowners Act of 1988).   2. Request an inspection from the Architectural Committee before selling your home.
